Historic East Texas County Seat

Listings in San Augustine, TX

Welcome to San Augustine, a historic Deep East Texas county seat with Spanish-mission roots, near the forests and Sam Rayburn Reservoir.

San Augustine is a city in Deep East Texas and the county seat of San Augustine County, about twenty miles west of the Texas-Louisiana border. At the 2020 census its population was 1,920. The county, organized in 1836 and named for Augustine of Hippo, lies entirely within the rural Piney Woods, bordered by the Attoyac River on the west, Sabine County on the east, Shelby County to the north, and Sam Rayburn Reservoir to the south. The area's history is among the oldest in Texas. Spanish missionaries established Mission Nuestra Señora de los Dolores de los Ais in 1717, marking the first European settlement in the region. The mission was re-established in 1721 and operated until 1773, serving the Ais people and other Native communities. Today the site is preserved as Mission Dolores State Historic Site, a 36-acre property with archaeological resources listed on the National Register of Historic Places that documents the encounter between the region's first European settlers and its indigenous peoples. San Augustine remains a working county seat, with county government, timber, and agriculture anchoring the local economy. The city is served by San Augustine Independent School District, a small rural district of roughly 600 students. Recreation centers on the outdoors: Sam Rayburn Reservoir, one of the largest lakes in Texas, offers fishing, boating, and camping, with Townsend Park providing a developed lakefront area, while the surrounding national forests and river bottoms support hunting and other pursuits. For those drawn to East Texas history, pine-forest living, and easy access to a major reservoir, San Augustine offers a distinctive, unhurried address near the Louisiana line.

City Guide

About San Augustine

Real Estate & Housing

San Augustine's housing stock reflects its long history as a Deep East Texas county seat. The city features a traditional street grid with older homes near the downtown and courthouse, including early- and mid-twentieth-century houses, alongside ranch-style homes and some newer construction. Lots are generally large, and mature pines and hardwoods shade many residential streets. The surrounding San Augustine County countryside offers acreage, rural homesites, and timberland for buyers seeking space, and the county's 100-percent rural character means low density throughout. The market is locally driven and modest in scale, appealing to families tied to the schools, county government, and the region's timber industry.

Neighborhoods

San Augustine is organized around its courthouse square and downtown, with residential neighborhoods radiating outward along tree-shaded streets. The oldest homes sit nearest the historic center, where the town grew in the nineteenth century, while mid-century and newer construction spreads toward the highways and the town's edges. The city is small enough that every neighborhood lies within a short drive of the courthouse, schools, and churches. Rural homesites, pine timberland, and small farms fill the surrounding countryside, and the nearby communities of Broaddus and the unincorporated settlements of the county share the area's quiet, rural character.

Lifestyle in San Augustine

Life in San Augustine is quiet, traditional, and steeped in the history of Deep East Texas. The city functions as a small county seat, where daily life revolves around the courthouse, churches, the school district, and the surrounding timber and farming economy. The community takes pride in its deep past — the Mission Dolores site connects the area to the earliest Spanish presence in East Texas — and in the piney woods landscape that surrounds it. Residents enjoy a slow, neighborly pace, with Lufkin and Nacogdoches providing larger shopping, healthcare, and cultural amenities within a regional drive. The proximity of Sam Rayburn Reservoir adds fishing, boating, and lakeside recreation to the rhythms of small-town life.

Schools & Education

San Augustine is served by San Augustine Independent School District, a rural district based in the city with roughly 600 students. The district serves northern and eastern San Augustine County and extends into a small portion of Shelby County, and its schools are a central part of community life. The district's small size fosters close relationships between students, families, and staff. Higher education is available within driving distance at Stephen F. Austin State University in Nacogdoches and Angelina College in Lufkin, giving students access to university and workforce programs in the region.

Getting Around

San Augustine sits at the junction of U.S. Highway 96 and State Highway 21, two important corridors through Deep East Texas. U.S. 96 connects the city to Nacogdoches and Lufkin to the west and the Louisiana border to the east, while State Highway 21 links the area to the broader East Texas highway network. The city lies about twenty miles west of the Texas-Louisiana line. There is no public transit in San Augustine, so residents rely on personal vehicles. Regional airports serve Lufkin and Nacogdoches, with larger commercial service available at the airports of the Houston and Shreveport areas.

Parks & Recreation

Recreation around San Augustine centers on the water and the woods. Sam Rayburn Reservoir, one of Texas's largest lakes, lies to the south and offers fishing, boating, and water sports, with Townsend Park providing lakeside camping and a boat ramp. The Attoyac River bounds the county to the west and supports fishing and paddling, while the Piney Woods landscape and nearby national forests offer hunting, hiking, and wildlife viewing. Mission Dolores State Historic Site adds a cultural dimension, interpreting the area's Spanish colonial and Native American history. Larger recreation areas and the attractions of Lufkin and Nacogdoches are within a regional drive.
